Steps to Check Before Reporting a Repair
Before reporting a repair, please take a moment to go through the common issues and suggested solutions below. These simple checks can often resolve problems quickly without needing a repair request.
🔑 Lost Keys / Locked Out
You are responsible for replacing lost or broken keys / regaining access if locked out.
If needed, contact a locksmith at your own expense.
Once resolved, you must provide us with a replacement key within 48 hours.
💡 Light Not Working or Flickering
First, try replacing the lightbulb — this is your responsibility.
If the issue persists after changing the bulb, check the fitting, switch or fuse box.
🌡️ Radiator Hot at Top, Cold at Bottom
This usually means air is trapped inside the radiator.
Use a radiator bleed key (available from most DIY shops) to release the air.
Ensure the heating system is off and place a towel or container under the valve.
⚡ Electrics Tripped
Check your fuse box and reset the trip switch.
Unplug appliances one by one — a faulty device may be causing the issue.
If the power keeps tripping after isolating appliances, let us know.
🔊 Noisy Neighbours
If it’s an ongoing disturbance or late at night, contact the police.
Follow up with us during office hours so we’re aware of the situation.
🪟 Condensation & Mould Prevention
Condensation can lead to mould if not managed properly. Please follow these steps:
Use low, continuous heating rather than bursts of high heat.
Ventilate rooms by opening windows or using extractor fans regularly.
Keep trickle vents open at all times.
Avoid drying clothes indoors.
Wipe down condensation on windows and sills daily.
💧 Water Leaks
If water is near electrics, do not touch anything — this is a serious hazard.
Try to contain or stop the leak using towels or turning off the water if possible.
Report it immediately and let us know the source if known.
🚿 Shower Not Working
If it’s your own installed shower, you are responsible for repairs.
For electric showers, check that the isolation switch is on.
If blocked or weak flow, descale the showerhead with a limescale remover.
🚽 Toilet Leaking or Not Flushing
Try to locate the source of the leak and contain it if possible.
If serious, turn off the water using the stopcock.
If not flushing, lift the cistern lid and check the float or flush mechanism.
Blockages may be your responsibility depending on the cause — use appropriate care.
♨️ No Hot Water
For gas systems: Check the timer settings, pressure, and boiler display.
For electric systems: Look for tripped switches or power outages.
Make sure the hot water is actually switched on and the fuse is intact.
🔧 Boiler Not Working
Ensure the boiler has power and is switched on.
Check pressure levels (usually visible on the dial) — it should be around 1–1.5 bar (on most systems.)
If the pilot light is off, follow the manufacturer’s instructions to restart it.
Restart the boiler if needed, using the reset button.
⚡ Loss of Power
Check if your electricity meter still has credit (if pre-pay).
Look at your trip switches and reset any that are off.
If neighbouring properties are also without power, it could be a wider outage — contact your electricity supplier.
